According to July 2025 market data for Naples, the median sales price dipped slightly to $575,000 compared to $590,000 in July 2024. While prices have eased, total closed sales actually rose to 621 (from 612 last year) and pending sales jumped to 636 (up from 542).
Inventory also increased, with 5,214 active listings versus 4,689 last year, pushing months of supply up to 8.1 from 6.7. Homes are taking longer to sell, with an average Days on Market of 86 days compared to 63 in 2024. This means buyers have more options and negotiating power, while sellers need to stand out with quality and value.
In the new construction segment specifically, many builders are offering incentives such as rate buydowns, closing cost credits, and design upgrades to attract buyers in a competitive environment.
