The months of inventory metric now sits at 11.3 months, up from 7.7 months a year ago. This stat indicates how long it would take to sell all current listings at the current pace—anything over six months is generally considered a buyer’s market.

Despite cooling sales and rising inventory, prices have not taken a hit. The median closed price remains at $650,000, the same as March 2024. This shows that while the market is softening in activity, values are holding—for now.
